Who we serve
A decline is a data point, not a verdict.
Declined, bruised credit or a past bankruptcy. We arrange the financing that works now and build the path back to a prime lender.

The short answer
Being declined by a bank is not the end of the road. After a consumer proposal, bankruptcy, missed payments or a low credit score, alternative and private lenders in Québec can still approve a mortgage, usually for one to three years at a higher rate. Best Mortgage Montreal chooses the least expensive lender that will say yes, and gives you a written plan to rebuild credit and refinance back to a prime lender.
01 What we hear
You're not the first to say this.
The situations below come up every week. Each one has more than one answer — and usually a better one than the first lender offered.
The bank said no and didn't really explain why.
We find out — and the reason usually decides the fix.
We went through a consumer proposal two years ago.
Depending on your discharge and rebuilt credit, alternative lenders may already be an option.
We're behind on a few things and running out of time.
Private lenders can move quickly when it matters. We keep the terms short and the exit clear.
02 How we work with you
Built around your situation, not a product.
Every engagement starts with the full picture and ends with a written set of options — whether or not you go ahead with us.
No judgment
Most people we help had a hard year, not a bad character. We start from where you are.
Alternative before private
We look for the lowest-cost lender that will say yes, before turning to private money.
Every cost in writing
Rates, lender fees and broker fees disclosed before you commit to anything.
A written plan back to prime
Credit, balances and documents mapped over 12–24 months so this is a bridge, not a destination.
03 Solutions that usually fit
Where we'd likely start.
Alternative & Private
Speed, flexible terms and lighter documentation when timing matters — always paired with a mapped path back to a prime product.
ExploreDebt Restructuring
Credit cards, lines of credit and loans consolidated into one secured structure — so your payments fall and your plan becomes manageable again.
ExploreCash-Flow Optimization
Rising costs shouldn't mean living tighter every month. We redesign amortization, payment frequency and debt structure around the money you actually keep.

05 In practice
How it works in practice.
After a consumer proposal or bankruptcy
Some alternative lenders will consider a mortgage while a consumer proposal is still being paid, especially with a solid down payment or equity. After a discharge, rebuilding with a secured card and on-time payments for one to two years usually opens prime options again. Every situation is different, so we look at the dates, the amounts and what has happened since.
What it will cost
Expect a rate above the big banks, a lender fee and, for private mortgages, a broker fee disclosed in writing before you sign. Terms are typically one to three years. We present the total cost over the term and compare it with the alternative — waiting, saving a larger down payment or paying down specific debts first — so you can decide with the full picture.
The road back to prime
From the first month we set out the steps: payments on time, credit utilization below about 30%, taxes filed and no new collections. Near the end of the term, we review your credit report together and approach prime lenders before the alternative mortgage renews, so the higher rate lasts no longer than it has to.
Questions to ask before you sign
Ask what the total cost will be over the term, including all fees; what the prepayment conditions are; and what you need to achieve to move back to a bank. A trustworthy lender and broker can answer all three in writing. If anyone pressures you to sign quickly without those answers, take a step back and get a second opinion.

(514) 994-1030Toll-free 1 855 777-1711 · by appointment in Saint-LaurentHow long after a bankruptcy can I get a mortgage?
It depends on your discharge date and how your credit has been rebuilt. Alternative lenders can sometimes help soon after discharge; prime lenders usually want a longer track record.
Will a private mortgage hurt me?
Not if it's used as intended — short-term, fully disclosed and with a clear exit to a lower-cost lender.
Can you help if I'm behind on payments?
Often, yes. The earlier you call, the more options there are.
