What would consolidating my debt free up each month?
Cash-Flow Restructure Calculator

Reviewed by Stan Rashev, mortgage & real estate broker · Updated
Assumes cards at a 3% minimum payment, a line of credit at 2% of the balance, loans over five years at 8.5%, and 25-year amortizations. Above 80% of value, the remainder is modelled as a second mortgage. Type any figure to enter an exact amount.

01 How this calculator works
The method, in plain language.
- 01We estimate today's outflow: your mortgage at the rate shown over 25 years, credit cards at a 3% minimum payment, a line of credit at 2% of the balance, and loans amortized over five years at 8.5%.
- 02We fold those balances into one mortgage of up to 80% of your home's value, amortized over 25 years.
- 03Anything above 80% is carried as a second mortgage at a higher rate over 20 years — which is often how it's done in practice.
02 What the numbers don't show
Read this before you decide.
- Breaking your current mortgage may trigger a prepayment penalty — run the penalty calculator.
- Notary, appraisal and lender fees apply to most refinances.
- Lower payments over a longer amortization can mean more total interest. A pay-down plan fixes that.
Turn the estimate into a plan.
This calculator answers one question. A 30-minute review looks at all of them together — and the answer is often different.
