Who we serve
For files that need to be built, not just submitted.
Multiple properties, corporations, bonus or dividend income, assets across borders. High income doesn't guarantee a simple approval — a complicated picture needs a lender who can read it and a broker who can present it.

The short answer
High-income and high-net-worth borrowers are often declined or under-approved because their income is spread across corporations, bonuses, investments or other countries. Lenders that specialize in complex files can recognize that income, finance amounts above $1.5 million and structure multiple properties together. Best Mortgage Montreal presents the full picture to the right lender — and keeps the file confidential from first call to closing.
01 What we hear
You're not the first to say this.
The situations below come up every week. Each one has more than one answer — and usually a better one than the first lender offered.
My income is high but it's spread across three companies.
Lenders need to see the whole structure. We assemble it so the underwriter does.
I don't want my bank seeing everything.
Discretion matters. We place each piece of financing where it fits, and your information goes only where you authorize.
I need it closed quickly and quietly.
Larger and time-sensitive files are where relationships with the right lenders matter most.
02 How we work with you
Built around your situation, not a product.
Every engagement starts with the full picture and ends with a written set of options — whether or not you go ahead with us.
A complete balance-sheet view
Assets, liabilities, entities and income streams laid out the way an underwriter will read them.
Lender selection for larger loans
Not every lender is comfortable with higher loan amounts or complex ownership. We know which ones are.
Coordination with your advisors
We work alongside your accountant, lawyer and financial planner — not around them.
Confidential handling
Information goes to a lender only when you tell us to submit, and is never shared with third parties.
03 Solutions that usually fit
Where we'd likely start.
Self-Employed & Complex Income
Dividends, retained earnings, multiple entities, foreign income. We know which lenders read a financial statement properly — and how to present yours.
ExploreHome Equity & HELOC
Home equity loans and HELOCs up to 65% of value as revolving credit — for renovations, investing or opportunity, with a repayment plan.
ExploreInvestment & Multi-Unit

Make the first call count.
You don't need everything to start — a conversation comes first. But having these on hand lets us give you real numbers sooner.

05 In practice
How it works in practice.
How complex income is presented
We combine personal returns, corporate financial statements, investment statements and, where relevant, foreign income documentation into one clear summary for the underwriter. Some lenders add back retained earnings or depreciation; others accept investment assets or a net-worth approach for qualifying. Choosing the lender whose method matches your structure is usually worth more than a small difference in rate.
Larger loans and multiple properties
Purchases of $1.5 million or more can't use mortgage insurance and require at least 20% down. Private banks and specialized lenders can offer interest-only periods, collateral charges across several properties or lines of credit secured by real estate. We structure these so each property can still be sold or refinanced independently, and so the overall debt fits your tax and estate planning.
Discretion and coordination
Complex files often involve an accountant, a lawyer, a wealth manager and sometimes a trust or holding company. We coordinate with your advisors directly, keep documents secure and limit credit inquiries to the lenders that can actually approve the file. The goal is one well-prepared submission, not a series of applications.
Questions to ask before you sign
Ask how a lender will treat each income source — corporate, investment, foreign, bonus — and whether it can lend against several properties or offer interest-only periods. Ask what documents it needs up front, so you provide them once. Clear answers early prevent a long approval and the frustration of explaining the same structure several times.
06 Good to know
Questions people ask before they call.

(514) 994-1030Toll-free 1 855 777-1711 · by appointment in Saint-LaurentIs there a maximum mortgage amount?
Not a fixed one, but lender appetite changes with size. For larger loans we go to lenders who regularly underwrite them.
Can foreign income or assets count?
Some lenders consider them, with appropriate documentation. It's one of the areas where lender choice makes the biggest difference.
Can you work with my accountant directly?
Yes, with your permission — it usually makes the file cleaner and faster.
