Second mortgages in Montréal — keep your first mortgage, borrow the equity.

A second mortgage is a separate loan registered behind your existing mortgage. It lets you access equity without breaking a low first-mortgage rate or paying a large penalty. It costs more than a refinance and runs on a short term, so it works best with a clear purpose and a planned exit.

The short answer

A second mortgage is a separate loan registered behind your first mortgage, letting you borrow against your home's equity without breaking your current mortgage or its rate. In Québec, second mortgages come mainly from alternative and private lenders, typically for 12 to 24 months, often interest-only, with fees. They suit short-term needs, bruised credit or large refinance penalties. Best Mortgage Montreal compares them with a refinance and a HELOC and plans the exit before you sign.

01 Sounds like you?

This is for you if…

A second mortgage should be the cheapest way to solve a specific problem for a specific period. We compare it with a refinance, a home equity line of credit and waiting for renewal, then choose the lowest-cost lender that will approve it.

Talk it through
  • 01Your first mortgage rate is low and breaking it would cost a large penalty.
  • 02You need funds quickly — for a purchase, a tax balance or a renovation.
  • 03Your income or credit doesn't fit a bank's refinance rules right now.
  • 04You need a short-term bridge until a sale, a renewal or a bonus.
  • 05You want to consolidate high-interest debt before your renewal.
01

Confirm a second mortgage is the right tool

We price the refinance penalty and compare a HELOC and waiting for renewal — often a second mortgage wins, sometimes it doesn't.

02

Choose the lender tier

Alternative lenders (trust companies, some credit unions) before private lenders, because the cheapest approval is the best starting point.

03

Set the term and payment

Most second mortgages run 12 to 24 months, often interest-only. We match the term to the exit date.

04

Write down the exit

Refinance at renewal, sale, bonus or rebuilt credit — the payout plan is agreed before you sign.

02 How we approach it

Strategy first. Product second.

We start with the full picture — income, property, every debt and where you want to be in five years — and only then match it to a lender and a structure.

03 Structures we'll compare

There's always more than one way to do it.

We'll put at least two or three of these side by side for your situation — with the real cost, the trade-offs and the fine print of each.

04 In depth

What to know before you decide.

Second mortgages have a reputation for being expensive — and they can be. Used for the right reason, for a defined period, with a clear exit, they're often the least expensive way to access equity without breaking a low first-mortgage rate. Here's how to judge whether one is right for you.

Second mortgage vs refinance: the real comparison

A refinance gives the lowest rate but replaces your whole mortgage — including a low rate you might want to keep — and may trigger a penalty. A second mortgage leaves your first mortgage untouched and adds a smaller, more expensive loan on top. For a short period and a modest amount, the second mortgage is frequently cheaper overall. For large amounts or long-term needs, a refinance usually wins. The illustration below compares both over 24 months.

Who lends second mortgages in Québec

Big banks rarely offer stand-alone second mortgages. They come mainly from alternative lenders — trust companies and some credit unions — and from private lenders and mortgage investment corporations. Alternative lenders are cheaper and look at income and credit; private lenders move fastest and focus on equity and the exit. We approach alternative lenders first and use private money only when it's the right tool.

Costs to expect

Beyond the interest rate, expect a lender fee, a broker fee on private files, an appraisal and notary costs, since the second hypothec is registered on title in Québec. Every fee must be disclosed in writing before you commit. We present the total cost over the term — rate plus fees — so you can compare a second mortgage fairly with a refinance or a line of credit.

05 Costs, timing & pitfalls

What it costs, how long it takes — and what to avoid.

What a second mortgage costs

Expect a rate above bank mortgage rates, a lender fee, an appraisal, notary fees and, on private files, a broker fee. Most second mortgages are interest-only, so the balance doesn't fall unless you make extra payments. That's acceptable for a 12- to 24-month bridge with a clear exit, but expensive if it's renewed year after year.

How fast a second mortgage can close

Alternative lenders usually take two to three weeks; private lenders can approve within days and fund within one to two weeks once the appraisal and notary are ready. Speed helps when there's a deadline — a purchase, a tax notice, arrears — but the exit plan matters more than the closing date.

Second-mortgage mistakes to avoid

Accepting the first private offer without checking alternative lenders. Ignoring the fees when comparing rates. Borrowing more than the situation needs. And not planning the payout: a second mortgage that rolls over at renewal with new fees is how a short-term solution becomes long-term debt.

Questions to ask before you sign

Before signing a second mortgage, ask: what is the total cost over the term including every fee, can I repay early without a penalty, and what happens if I can't refinance at the end of the term? Ask whether an alternative lender could approve it before going private. If the exit isn't written down, keep looking.

A Laval homeowner with an $800,000 home owes $420,000 at 2.79% with two and a half years left in the term, and needs $60,000 for 24 months.

With an interest-rate differential penalty the refinance would cost more; with a larger amount or a longer horizon, the refinance usually wins. Notary and appraisal costs apply to both.

How does a second mortgage work in Québec?

It's a separate hypothec registered behind your first mortgage. You make payments to the second lender — often interest-only — and repay it at the end of the term, usually by refinancing, selling or using other funds.

How much can I borrow with a second mortgage?

Most second-mortgage lenders lend up to about 75% to 80% of the home's value combined with your first mortgage; some private lenders go higher at a higher cost. The amount depends on the appraisal, the property and your exit plan.

What are second mortgage rates in Montréal?

Alternative second mortgages are priced above bank rates, and private second mortgages higher still, usually with lender and broker fees. Rates depend on equity, credit and term; we present the total cost over the term, not just the rate.

Do I need good credit for a second mortgage?

Not necessarily. Second-mortgage lenders focus mainly on equity and the exit plan. Credit and income still matter, but less than with a bank.

Is a second mortgage better than refinancing?

When your first-mortgage rate is low or breaking it carries a large penalty, a short second mortgage can cost less overall. For large or long-term needs, a refinance usually wins. We calculate both.

Can a second mortgage stop a power of sale or tax collection?

It can provide funds quickly to clear arrears or a tax balance, which may resolve the situation. Act early: the more time there is, the more lender options remain.
