01 How this calculator works
The method, in plain language.
- 01Conventional lenders let you borrow up to 80% of your home's appraised value in total. Your accessible equity is that 80%, minus what you already owe.
- 02A home equity line of credit can make up to 65% of your home's value available as revolving credit, within that same 80% total.
- 03We show the monthly cost two ways: amortized over 25 years like a mortgage, and interest-only like a line of credit.
02 What the numbers don't show
Read this before you decide.
- The appraised value a lender uses may differ from your own estimate.
- Refinancing before your term ends may trigger a penalty; a second mortgage or HELOC may avoid it.
- Borrowing against your home converts other risks into housing risk — always plan the repayment.
Turn the estimate into a plan.
