01 How this calculator works
The method, in plain language.
- 01Lenders qualify you at the higher of your rate plus 2% or 5.25% — the federal stress test.
- 02Housing costs (mortgage, property tax, heating and half of any condo fees) generally can't exceed 39% of gross income (GDS); housing plus other debts can't exceed 44% (TDS).
- 03We also apply the minimum down-payment rules, so your result is limited by whichever comes first — income or down payment.
02 What the numbers don't show
Read this before you decide.
- Some lenders, especially alternative lenders, use different ratios.
- Self-employed and rental income are calculated differently — talk to us about your situation.
- Qualifying for an amount doesn't mean you should borrow all of it. Cash flow matters.
