Debt consolidation mortgages in Montréal — turn scattered debt into one plan.

Credit cards at 20%, a line of credit at 9%, a car loan, a tax balance. Each payment feels manageable on its own; together they quietly consume your cash flow. Restructuring moves that debt to where it costs the least — with a plan to actually be rid of it.

The short answer

A debt consolidation mortgage replaces credit cards, lines of credit, car loans or tax balances with one secured payment at a much lower rate. In Québec, the notary pays your creditors directly on signing day. Conventional refinancing can reach 80% of your home's value; above that, a second mortgage or alternative lender can bridge the gap. Best Mortgage Montreal builds the consolidation with a fixed payoff date so the relief doesn't turn into new debt.

01 Sounds like you?

This is for you if…

Consolidation without a plan just makes room for new balances. The goal isn't a lower payment for its own sake — it's a defined date when the expensive debt is gone.

Talk it through
  • 01Your minimum payments are mostly covering interest.
  • 02You juggle several lenders and due dates every month.
  • 03Your balances have grown even though you pay every month.
  • 04A tax or business balance is weighing on you.
  • 05You've been told you don't qualify for consolidation.
01

List every balance and rate

Cards, lines, loans, CRA balances, private loans — each with its real rate and the payment it demands.

02

Price the cost of doing nothing

What the current structure costs you in interest this year and next. That number usually makes the decision on its own.

03

Choose the right container

A refinance, a second mortgage, a secured line or a short private bridge. Each has a different cost, speed and exit.

04

Lock in the pay-down

We set the payment so the consolidated debt is gone on a defined date, and close the doors it came from.

02 How we approach it

Strategy first. Product second.

We start with the full picture — income, property, every debt and where you want to be in five years — and only then match it to a lender and a structure.

03 Structures we'll compare

There's always more than one way to do it.

We'll put at least two or three of these side by side for your situation — with the real cost, the trade-offs and the fine print of each.

Structure

Refinance (up to 80% of value)
Best forMost homeowners with equity — the lowest rate available

04 In depth

What to know before you decide.

Debt restructuring is not about borrowing more; it is about paying less for the debt you already have and setting a clear date when it ends. Done properly, it lowers your monthly outflow, simplifies your finances and protects your credit at the same time. Done carelessly, it just makes room for new balances.

Ask us about your situation

What consolidation actually changes

Consolidation changes three things at once: the rate you pay, the time you take to repay, and the number of payments you manage. Moving unsecured balances into a secured mortgage cuts the rate dramatically, but stretching a five-year car loan over 25 years can raise the total interest if nothing else changes. The right structure keeps the lower rate and sets a payment that retires the consolidated debt on a defined schedule — so you get the relief without paying for it twice.

When a refinance isn't the answer

If breaking your current mortgage carries a large penalty, a second mortgage for just the consolidated amount can cost less than refinancing everything. If credit is the obstacle, an alternative lender may be the bridge. And if the numbers show that debts exceed what any secured solution can responsibly carry, we will say so plainly and suggest you speak with a licensed insolvency trustee about a consumer proposal. Restructuring only works when it leaves you stronger, not just temporarily calmer.

Protecting your credit while you do it

In Québec, the notary usually pays your creditors directly from the refinance proceeds, so balances are cleared on signing day rather than left to you. Avoid applying for new credit while your file is in process, keep your oldest card open with a modest limit to preserve your credit history, and resist the temptation to reuse the freed-up limits. Within a few months of on-time payments, most clients see their credit score improve — which matters for the next renewal.

05 Costs, timing & pitfalls

What it costs, how long it takes — and what to avoid.

What a consolidation really costs

The interest saving is usually large — moving $30,000 from cards at around 20% to a mortgage near 5% cuts the interest on that balance by roughly three-quarters. Against that, count the notary fee, any appraisal fee and, if you break your mortgage mid-term, the penalty. When the penalty is high, a second mortgage for only the consolidated amount, or waiting a few months for renewal, can be the cheaper route. We show the total cost of each path over the same period, not just the new monthly payment.

Timeline from first call to clean slate

A typical consolidation refinance in Québec takes four to six weeks. Week one is the review and application; weeks two and three cover the appraisal, the lender's approval and the payoff letters from each creditor; the notary then registers the new hypothec and pays every creditor directly from the proceeds. On signing day the balances are cleared — you don't have to make the payments yourself.

Mistakes to avoid

Closing every credit card the day the debt is cleared can lower your credit score by shortening your credit history and raising utilization; keep the oldest card open with a low limit. Stretching short-term debt over 25 or 30 years without a faster payoff plan can cost more interest overall. And a consolidation is not the right answer when total debts exceed what any secured solution can carry — in that case we'll tell you plainly and point you toward a licensed insolvency trustee.

Questions to ask before you sign

Before you consolidate, ask: what is my total monthly outflow today versus after, how many years will the consolidated debt take to repay, and what is the break-even point after fees and penalties? A good consolidation answers all three clearly. We also ask you one question in return — what will you do with the freed-up limits — because the answer decides whether the relief lasts.

How does a debt consolidation mortgage work in Québec?

You refinance or add a second mortgage, and the notary uses the proceeds to pay your credit cards, lines of credit and loans directly on signing day. You're left with one secured payment at a lower rate and a set repayment schedule.

How much can I consolidate into my mortgage?

Up to 80% of your home's appraised value in total with a conventional refinance. If your debts exceed that, a second mortgage or alternative lender can cover the difference, at a higher cost and for a defined period.

Will consolidating debt hurt my credit score?

The application adds a credit inquiry, but paying cards to zero lowers your utilization, which usually helps your score within a few months — provided the cleared limits aren't used again.

Is it smart to put credit-card debt on my house?

Usually yes on cost — a secured rate is a fraction of a card rate — but only with a payoff plan. You're converting short-term debt into long-term debt secured by your home, so we set the structure up to retire it deliberately.

I've already been declined for consolidation. Now what?

A decline usually means the file went to the wrong lender or was presented poorly. Alternative and private lenders look at equity and the full story; we use them as a bridge back to a prime mortgage.

Can I consolidate a CRA or tax balance?

Often, yes. Tax arrears are one of the more common reasons clients refinance — and some lenders require them to be cleared as part of the transaction.

How long does it take?

A conventional refinance usually takes a few weeks from application to the notary, depending on the appraisal and your documents. Alternative and private solutions can move faster.
