When the bank says no, that's not the end of the conversation.

Getting turned away by a bank does not mean your plans are over. With quick approvals, flexible term lengths and lighter documentation, private lending can be an important tool when it's used strategically — matched to the right situation, and always with a way back to a prime product.

The short answer

Alternative lenders (trust companies and some credit unions) and private lenders approve mortgages that banks decline because of credit, arrears, income type or timing. They cost more and run on short terms, so the exit matters as much as the approval. Best Mortgage Montreal always checks alternative lenders before private money, presents the full cost in writing, and maps the steps to refinance back to a prime lender within one to three years.

01 Sounds like you?

This is for you if…

It's about matching the right product to the right situation, working in concert with banks, private lenders and broker partners to deliver the best outcome.

Talk it through
  • 01You're consolidating debt to improve cash flow before moving back to a prime mortgage.
  • 02You need capital quickly for renovations, investments or a time-sensitive opportunity.
  • 03You're bridging between a purchase and a sale, or waiting for conventional funding.
  • 04Your income is self-employed or non-traditional and doesn't fit standard underwriting — yet.
  • 05Your credit has been bruised by a consumer proposal, a bankruptcy or a hard year.

Understand why the bank said no

Credit, income documentation, property type or debt ratios — the reason decides the fix.

02

Alternative before private

Alternative (B) lenders often solve the problem at a lower cost than private money. We start there.

03

Keep it short and the costs visible

Private terms are typically one to two years. Every lender and broker fee is disclosed in writing before you commit.

04

Map the way back to prime

A written 12–24-month plan — credit, documents, balances — so the private mortgage is a bridge, not a destination.

02 How we approach it

Strategy first. Product second.

We start with the full picture — income, property, every debt and where you want to be in five years — and only then match it to a lender and a structure.

03 Structures we'll compare

There's always more than one way to do it.

We'll put at least two or three of these side by side for your situation — with the real cost, the trade-offs and the fine print of each.

04 In depth

What to know before you decide.

Alternative and private financing has a reputation it doesn't always deserve. Used carelessly, it is expensive. Used deliberately, for a defined period and with a clear exit, it solves problems that would otherwise cost far more — a lost purchase, a forced sale or years of high-interest debt.

Alternative lenders and private lenders are not the same

Alternative lenders — trust companies and some credit unions — are regulated institutions that approve files outside the big banks' boxes. Their rates sit above prime lenders' but well below private money, and terms usually run one to three years. Private lenders, including mortgage investment corporations, lend primarily on the equity in the property, move quickly and price for that flexibility. We always look at alternative options first, because the cheapest yes is the best starting point.

What private lenders actually look at

Private lenders care most about three things: how much equity is in the property, how easily it could be sold, and how you plan to repay. Credit and income still matter, but far less than at a bank. Most will lend up to roughly 75% to 80% of value, sometimes more on a second mortgage at a higher cost. A well-presented file with a credible exit gets better terms than a rushed application, even in an urgent situation.

Building the exit from day one

A private mortgage should end with a refinance into a lower-cost product. That exit is built from on-time payments, cleared arrears, filed taxes, rebuilt credit and, sometimes, a modest reduction in the balance. We set out those steps in writing at the start, check in during the term and begin the refinance early enough to avoid an expensive renewal of the private loan. The plan is what turns a costly year into a bridge rather than a habit.

05 Costs, timing & pitfalls

What it costs, how long it takes — and what to avoid.

What alternative and private mortgages cost

Alternative lenders price above the big banks but well below private money, and usually charge a lender fee. Private mortgages carry higher rates, often interest-only, with a lender fee and a broker fee that must be disclosed in writing before you commit. Terms are typically one year for private loans and one to three years for alternative ones. We present the total cost over the term, not only the rate, so you can compare options fairly.

How fast it can move

Because private lenders focus on the property and the exit, approvals can come within a few days and funding within one to two weeks once the appraisal and notary are in place. Alternative lenders usually take two to four weeks. Speed is useful for a purchase deadline, a tax arrears notice or a power-of-sale situation, but it shouldn't replace a clear plan for the next 12 months.

Mistakes that make it more expensive

Renewing a private mortgage year after year without working on the exit is the most costly mistake. Others: borrowing more than the situation requires because the equity is there, missing payments on other debts while the private loan is in place, and not filing taxes — which blocks the refinance back to a bank. We set checkpoints during the term so the move to a lower-cost lender starts early enough.

Questions to ask before you sign

Before accepting an alternative or private mortgage, ask: what is the total cost over the term including all fees, what are the prepayment conditions, and what exactly must improve for me to qualify with a bank again? If nobody can answer the last question, the loan has no exit. We put the exit plan in writing alongside the approval.

How much does private financing cost?

Private lender rates currently start around 9.49% — see our rates page — plus lender and broker fees that are disclosed in writing before you commit. It's a short-term tool, priced accordingly.

How fast can it happen?

Often in days rather than weeks, because private lenders focus on the property and the equity rather than lengthy income verification.

Can I get a mortgage after a bankruptcy or consumer proposal?

Yes. Depending on how long ago it was discharged and how your credit has been rebuilt, alternative lenders may be an option sooner than you think — and prime lenders after that.

Is private lending risky?

It's riskier when there's no exit. That's why every private mortgage we arrange comes with a written plan for how and when you'll move back to a prime lender.
