The short answer

Commercial, construction and bridge loans are underwritten on the project, not just the borrower. Commercial lenders focus on the property's income and debt-service coverage; construction loans are released in stages as work is inspected; bridge loans let you use your current home's equity before it sells. Best Mortgage Montreal prepares the full package — statements, budget, draw schedule and exit — so lenders in Montréal and across Québec can approve it quickly.

01 Sounds like you?

This is for you if…

Non-conventional financing is mostly about timing — when money is released, when it has to be repaid, and what happens if the project runs long.

Talk it through
  • 01You're buying the building your business operates from.
  • 02You're building a home or a small project and need financing in draws.
  • 03You've bought before selling and need to bridge the gap.
  • 04You're renovating and want financing based on the finished value.
  • 05Your project simply doesn't fit a bank's standard boxes.
01

Scope the project and timeline

Budget, draws, contingencies and the date the money has to be in place.

02

Match the lender to the asset

Banks, credit unions, commercial and private lenders each have a sweet spot. Placing the deal in the right one saves weeks.

03

Structure draws and contingencies

Construction financing pays out as work is completed; we plan cash flow around those draws.

04

Plan the take-out

Every bridge, construction or private loan is designed with its replacement in mind.

02 How we approach it

Strategy first. Product second.

We start with the full picture — income, property, every debt and where you want to be in five years — and only then match it to a lender and a structure.

03 Structures we'll compare

There's always more than one way to do it.

We'll put at least two or three of these side by side for your situation — with the real cost, the trade-offs and the fine print of each.

04 In depth

What to know before you decide.

Non-conventional financing rewards preparation. Lenders in this space price risk carefully, and the files that move quickly are the ones that arrive complete, with a realistic budget and a clear plan for how the loan will be repaid or replaced. That preparation is most of what we do before a lender ever sees the deal.

Ask us about your situation

How commercial underwriting works

Commercial lenders focus first on the property's ability to carry its own debt. Expect them to look at debt-service coverage, the tenant mix and lease terms, the building's condition and, for some property types, an environmental assessment. Terms are usually shorter than residential mortgages and down payments larger. A clear package — financial statements, rent rolls, appraisal and a realistic budget — is what turns a long approval into a straightforward one.

Construction draws and Québec's legal construction hypothec

Construction financing is released in stages as work is completed and inspected, so your own funds typically go in first. In Québec, contractors and suppliers who aren't paid can register a legal construction hypothec against the property, which is why lenders and notaries track payments carefully at each draw. We build a draw schedule, a contingency and a timeline that keep the project funded and the title clean from foundation to occupancy.

The arithmetic of bridge financing

A bridge loan lets you use the equity in your current home before it sells. The cost is usually interest on the bridged amount for the days between the two closings, plus a lender fee — often a few thousand dollars, far less than the cost of a rushed sale. Conventional bridge financing generally requires a firm, unconditional sale. Without one, a short private bridge is possible at a higher cost, and we will lay out both before you commit to a purchase date.

05 Costs, timing & pitfalls

What it costs, how long it takes — and what to avoid.

What commercial and construction financing costs

Commercial mortgages usually require 25% to 35% down and carry lender, appraisal, environmental and legal fees that are higher than residential files. Construction loans add interest on each draw, inspection fees and a contingency — commonly 10% of the budget — that lenders expect to see. Bridge financing is typically interest on the bridged amount for the days between two closings plus a lender fee, which is usually far cheaper than a rushed sale.

Realistic timelines

Commercial approvals generally take four to eight weeks because of appraisals, environmental reports and legal review. Construction financing is approved before the first shovel and then released over the build in four to six draws, each after an inspection. A conventional bridge loan can be arranged in days once you have a firm, unconditional sale on your current home.

Mistakes that delay or kill deals

Submitting an incomplete package — missing financial statements, an outdated rent roll or no budget — is the main cause of slow commercial approvals. On construction projects, underestimating soft costs and not paying subcontractors on schedule can lead to legal hypothecs registered on the property, which stall draws. On bridge loans, the risk is buying before your sale is firm; we model the private-bridge fallback before you commit to a closing date.

Questions to ask before you sign

Before committing to a commercial, construction or bridge loan, ask: what is the exit — sale, refinance or completion — and what happens if it's delayed by six months? Ask how fees are calculated, when each draw is released and what the lender needs at each stage. A clear answer to the delay question is often what separates a smooth project from an expensive one.

How much down payment does a commercial mortgage need?

It varies with the property and the borrower, but commercial lenders typically look for considerably more than a residential lender — often 25% or more.

How long can a bridge loan last?

With conventional lenders, usually a matter of weeks to a few months, tied to a firm sale. Private bridge financing can run longer when the exit is less certain.

How does construction financing pay out?

In draws, as stages of work are completed and inspected. Your own funds usually go in first, so cash-flow planning matters.

Can I finance a renovation at purchase?

Yes — a purchase-plus-improvements mortgage can add the renovation budget to the mortgage, based on the value after the work is done.
