Our approach

A mortgage is more than a loan. It's a strategy.

My primary role is to help you integrate the mortgage you choose into your broader financial landscape — aligning it with your short- and long-term financial and investment goals, as well as your payment, equity, cash-flow and tax objectives. — Stan Rashev

01 Where it starts

A financial audit isn't about guilt. It's about freedom.

When most people hear “financial audit,” they picture piles of receipts and someone telling them to cut back on lattes. That's not what a true audit is about.

Read Stan's article

“A financial audit is about perspective. It's about uncovering where your money is actually going — and asking whether those dollars are helping you live the life you want, or quietly working against you.”

That's how every engagement begins. A mortgage is likely the largest debt of your life, and we take that to heart. The rate is only one of the things that decides what it costs you — the structure around it decides the rest.

02 The six levers

A lower rate is one lever. We work with six.

Anyone can quote you a number. The question worth asking is what that mortgage does to your cash flow, your flexibility and your options three years from now.

01

Rate & term

Yes, we negotiate hard across 30+ lenders. But the lowest rate isn't always the cheapest outcome — term length decides your exposure at renewal.

02

Payment design

Amortization, frequency and prepayment privileges change your monthly cash flow dramatically without changing the rate at all.

03

Debt restructuring

Moving 20% credit-card debt into secured financing is usually worth many times more than shaving 0.1% off a mortgage rate.

04

Equity deployment

The equity sitting in your home can fund a renovation, a rental down payment or a business — or sit there doing nothing.

05

Structure & fine print

Penalties, portability and transferability decide what happens when life changes. We read them before you sign, not after.

06

Lender fit & timing

The right product from the right lender at the right moment — including the alternative and private options banks never mention.

01

Understand the goal

Where you want to be in one, five and ten years — and what's standing in the way right now.

02

Map the full picture

Income, property, debts, carrying costs, equity, credit and timing. The whole board, not one square.

03

Model the options

A minimum of two or three strategies, side by side, with the real cost, trade-offs and fine print of each.

04

Execute properly

We build the file, place it with the right lender and coordinate with your notary, accountant and realtor.

05

Review it every year

Rates move, values move, life moves. We check in annually and flag renewals 9–12 months out.

03 How a review works

Five conversations, not one transaction.

Confidential, free, and useful even if you never sign anything with us. Most reviews take 30 minutes on the phone, followed by your options in writing.

04 How we're paid

Transparent, always.

For conventional mortgages our service is free to you — the lender compensates us when your mortgage funds. There's no cost for a review and no obligation at any stage.

On alternative and private financing, lender and broker fees may apply. Every one of them is disclosed to you in writing before you commit to anything.

05 What we won't do

  • 01Push a product because it's easiest to place.
  • 02Hide a penalty, a fee or a renewal trap in the fine print.
  • 03Recommend private money without a written way out.
  • 04Pretend a rate is the whole story.
  • 05Share your information with anyone you haven't authorized.
  • 06Talk you out of staying put when staying put is right.

06 Your wider team

We work alongside your advisors, not around them.

The best outcomes happen when your mortgage, taxes, investments and legal documents are pulling in the same direction.

Your accountant

Income presentation, corporate structures and the tax side of using equity or buying rentals.

Your notary

Deeds, registrations, welcome tax and closing — coordinated so nothing slips.

Your realtor

Pre-approvals that hold up, financing conditions that fit the market, and closings on time.

Your financial planner

Making sure the mortgage strategy supports — rather than competes with — your long-term plan.
