01 How this calculator works
The method, in plain language.
- 01The welcome tax is calculated in brackets on the greater of the purchase price, the amount stated in the deed, or the municipal assessment adjusted by the comparative factor.
- 02The City of Montréal applies additional, higher brackets above about $552,000; most other municipalities use the three standard provincial brackets.
- 03Brackets are indexed each January. This calculator uses the 2026 thresholds published by the City of Montréal. Outside Montréal, municipalities may charge up to 3% on the portion above $500,000 — your notary will confirm the exact amount.
02 What the numbers don't show
Read this before you decide.
- The welcome tax is billed by your municipality after closing and can't be added to your mortgage.
- There's no province-wide first-time buyer exemption in Québec, though some municipalities offer partial refunds.
- Certain transfers (for example, between spouses) may be exempt — ask your notary.
