01 How this calculator works
The method, in plain language.
- 01Rent, less a vacancy allowance and your monthly operating costs, gives net operating income (NOI).
- 02Subtracting the mortgage payment gives monthly cash flow. Cap rate is annual NOI divided by price; cash-on-cash return is annual cash flow divided by the cash you invest.
- 03Cash to close includes your down payment, Montréal welcome tax and about 1% for notary and other costs. Debt-service coverage is NOI divided by the mortgage payment.
02 What the numbers don't show
Read this before you decide.
- Lenders count rental income differently — add-back vs offset can change how much you qualify for.
- Plexes often need capital repairs; budget beyond routine upkeep.
- Rental income is taxable; speak with your accountant about deductions.
