The short answer
Buying your first home in Montréal starts with a pre-approval, a down payment of at least 5% (10% on the portion above $500,000), and a budget for the welcome tax. Since 2026, Québec's refundable credit for access to homeownership can refund up to $5,875 of that tax for eligible first-time buyers. First-time buyers can also use the FHSA, the RRSP Home Buyers' Plan and 30-year insured amortizations. Best Mortgage Montreal compares 30+ lenders before you make an offer.

This is for you if…

Ask us about your situationHow buying works in Québec
In Québec, a purchase starts with a promise to purchase, usually conditional on financing and inspection. Once accepted, your lender's approval and appraisal follow, and a notary — not a lawyer — prepares the deed of sale and the hypothec, holds the funds in trust and registers everything. The welcome tax arrives as a separate bill from your municipality a few months after closing, which is why it belongs in your budget from the start.
Programs and credits worth using
Beyond the FHSA and the RRSP Home Buyers' Plan, first-time buyers can usually claim the federal Home Buyers' Amount — worth up to $1,500 — and, since 2026, Québec's refundable credit for access to homeownership, which can refund up to $5,875 of the welcome tax. Buyers of newly built homes may also be eligible for GST and QST rebates. Insured mortgages with 30-year amortizations are now available to first-time buyers and buyers of new builds. We help you sequence these so the down payment, closing costs and payment all fit.
Protecting your approval until closing
A pre-approval is only as good as the file behind it. Between your offer and the notary, avoid changing jobs, financing a car or furniture, opening new credit or moving money between accounts without a paper trail. Keep the documents your lender asks for current, and tell us immediately if anything changes. Most last-minute problems at closing come from small changes made in the weeks before it — and nearly all of them can be avoided.
05 Costs, timing & pitfalls
What it costs, how long it takes — and what to avoid.
The real cost of buying in Montréal
Beyond the down payment, plan for closing costs of roughly 1.5% to 3% of the price: the welcome tax, notary fees, inspection, adjustments for property and school taxes, and moving. If you put less than 20% down, the mortgage insurance premium is added to the loan, but Québec's 9% tax on that premium is paid in cash at the notary. On a $600,000 Montréal purchase, the 2026 welcome tax alone is about $7,350 before any first-home refund.
Your timeline from pre-approval to keys
A pre-approval usually takes a few days and holds a rate for up to 120 days. Once an offer is accepted, the financing condition is often about 10 days, during which the lender completes its approval and appraisal. The notary appointment follows, often 30 to 60 days after the accepted offer. The welcome tax bill arrives from the municipality a few months after closing.
Mistakes first-time buyers make
Shopping for a home before getting pre-approved, then falling in love with a property the lender won't finance. Using every dollar for the down payment and leaving nothing for closing costs or the first repairs. Choosing a mortgage on rate alone and getting locked into a high penalty, poor portability or limited prepayment rights. And forgetting to claim the first-home credits and the FHSA tax deduction available to them.
Questions to ask before you sign
Before you make an offer, ask your lender or broker: how long is my rate held, what does my pre-approval actually depend on, and what are the penalty, portability and prepayment terms? Ask what your total cash at closing will be, including the welcome tax. Getting these answers early is what keeps a first purchase exciting instead of stressful.
