Mortgage Renewal in Québec (2026): A 12-Month Strategy to Avoid Payment Shock

By Stan Rashev, mortgage brokerPublished Oct 14, 2026 · Last updated 5 min read

The short answer

  • Start 9 to 12 months before maturity; most lenders allow a rate hold about 120 days out.
  • Since November 2024, uninsured borrowers switching federally regulated lenders at renewal — same balance, same amortization — no longer need to pass the stress test.
  • On a $450,000 mortgage taken at 2.19% in 2021, renewing at 4.34% raises the payment by about $407 a month at the same amortization.
  • A 0.30% rate difference on a $378,000 renewal is worth roughly $5,300 in interest over five years.

For most homeowners, renewal is the single cheapest moment to change their mortgage: no penalty, a clean slate, and every lender competing for the file. Yet many people sign the first renewal letter they receive. With a large number of Québec mortgages taken at pandemic-era rates now coming up for renewal, preparing early is worth thousands of dollars.

What happens at renewal

At the end of your term — usually five years — the remaining balance has to be renewed for a new term or repaid. Your current lender will send a renewal offer. If your lender is federally regulated, such as a bank, it must send the renewal statement at least 21 days before the term ends, showing the balance, rate, payment frequency, term and any fees. If you do nothing, the mortgage may renew automatically — sometimes for a short or open term at a higher rate.

The 12-month renewal timeline

WhenWhat to do
12 months beforeReview your goals: moving, renovating, consolidating debt, investing. Check your prepayment privileges and whether a mid-term change makes sense.
6 months beforeGather documents: recent pay stubs or notices of assessment, a property tax bill and your mortgage statement. Check your credit report.
About 120 days beforeSecure a rate hold with the best lender for your plan — you keep the right to take a lower rate if rates fall.
60–30 days beforeCompare the renewal letter with the competing offers on identical terms: rate, term, prepayment, portability and penalty method.
21 days beforeYour renewal statement must have arrived. Sign the renewal or complete the switch with the notary.

Payment shock: a real example

Consider a $450,000 mortgage taken in 2021 at 2.19% over 25 years. The monthly payment was $1,947. After five years, the balance is about $378,466 with 20 years left. Here's what happens at a 4.34% renewal rate:

Renewal choiceMonthly paymentChange vs. today
Keep 20 years remaining$2,354+$407
Reset to 25 years$2,061+$114
Reset to 30 years (where allowed)$1,873−$74

Resetting the amortization lowers the payment, but adds years of interest. It can also require full requalification, because extending amortization or increasing the balance takes you outside the simple-switch rules. The right choice depends on your cash flow and what you'll do with the difference — keeping the lower required payment and making voluntary prepayments is often the best of both. Try it on our renewal payment calculator.

Switching lenders without a new stress test

Since November 21, 2024, the federal regulator OSFI no longer requires federally regulated lenders to apply the minimum qualifying rate (the stress test) to an uninsured mortgage that's switched at renewal with no increase in the loan amount or amortization. Insured mortgages could already be switched without requalifying. In practice, that makes shopping your renewal far more realistic: if your income has dipped or your debts have grown, you can still move to a lender with a better offer.

In Québec, a switch means the notary registers a new hypothec and cancels the old one. Many lenders cover these legal and appraisal costs on a straight switch, so a better rate is often available at little or no out-of-pocket cost.

How much a better rate is worth

On the $378,466 balance above, renewing at 4.34% instead of 4.64% — a 0.30% difference — saves about $5,300 in interest over a five-year term, while the balance also falls faster. That's why the first renewal offer is a starting point, not a decision.

Choosing the right term this time

  • If you might move or sell within three years, a shorter term or a variable rate with a three-month-interest penalty keeps your exit cheap.
  • If you want certainty, a five-year fixed rate remains the most chosen term — but compare the penalty method. Large banks often calculate the interest-rate differential using posted rates, which can make breaking a fixed mortgage expensive.
  • If you expect to consolidate debt or access equity, do it at renewal, when there's no penalty to break the mortgage.

Fixed or variable at renewal?

There's no universally right answer, but there is a right process. Start with what you can tolerate: if a payment increase of a few hundred dollars a month would strain the household, the certainty of a fixed rate is worth paying for. If you have room in the budget and expect to sell, refinance or make large prepayments, a variable rate's lower penalty — usually three months' interest — can be worth more than a small rate difference. Compare the two on the same amortization and look at the worst realistic case, not the forecast. Many households also split the decision across terms: a shorter fixed term buys time without locking in for five years.

Should you renew early?

Most lenders let you lock in your renewal rate about 120 days before maturity at no cost. Renewing earlier usually means breaking the current term, which triggers a penalty. Some lenders offer a blend-and-extend: they blend your current rate with today's rate and extend the term, avoiding a penalty. It can make sense if rates are rising quickly or if you need to add funds mid-term, but compare the blended rate with what a full switch at maturity would offer — the convenience isn't always cheap.

Using renewal to restructure

Because no penalty applies at maturity, renewal is the least expensive moment to change the structure of your debt. Common moves include consolidating credit cards or a car loan into the mortgage, setting up a home equity line of credit for future renovations, adjusting amortization to bring the payment in line with your budget, and choosing a lender with better prepayment privileges. Note that adding funds or extending amortization means a full new qualification, including the stress test, so plan these changes early enough to prepare the documents.

If your income dropped or your debts grew

Renewing with your current lender doesn't require requalifying, which is reassuring if your situation has changed. But it also means your current lender knows you're unlikely to leave. A straight switch to another federally regulated lender is now possible without the stress test, as long as the balance and amortization stay the same. If you need more room than that, alternative lenders can bridge a temporary dip in income — and we can plan a return to a prime lender at the next renewal.

What to bring to a renewal review

  • Your current mortgage statement and the renewal letter, if it has arrived
  • Recent proof of income — pay stubs, or notices of assessment if you're self-employed
  • Your latest municipal and school tax bills
  • Balances and payments for any other debts you'd like to review
  • Your plans for the next five years: moving, renovating, investing, retiring

Renewal is a strategy moment, not a signature

A renewal review with us compares 30+ lenders on the same terms, models the payment under each amortization option, and flags opportunities — consolidation, prepayment strategy, equity for a renovation — that cost nothing extra at maturity. If your renewal is within the next year, book a renewal review.

Frequently asked questions

How early can I renew my mortgage in Québec?

Most lenders let you lock a rate about 120 days before maturity without penalty. Renewing earlier than that usually means breaking the mortgage, unless your lender offers an early-renewal option without a penalty.

Do I need to pass the stress test to switch lenders at renewal?

Not for a straight switch of an uninsured mortgage between federally regulated lenders with the same balance and amortization, since November 2024. Increasing the loan or the amortization brings full qualification back.

Does it cost anything to switch lenders at renewal in Québec?

A notary must register the new hypothec, but many lenders pay the legal and appraisal costs on a straight switch. We confirm the costs before you decide.

What if I do nothing when my mortgage matures?

Your lender may renew automatically, possibly for a short or open term at a higher rate. Always review the renewal statement and compare it with other offers.
